It is hard to get excited after looking at Centuria Industrial REIT's (ASX:CIP) recent performance, when its stock has declined 5.3% over the past three months. However, the company's fundamentals look pretty decent, and long-term financials are usually aligned with future market price movements. Assuming everything else remains unchanged, the higher the ROE and profit retention, the higher the growth rate of a company compared to companies that don't necessarily bear these characteristics. Centuria Industrial REIT's Earnings Growth And 6.6% ROE At first glance, Centuria Industrial REIT's ROE doesn't look very promising. However, its ROE is similar to the industry average of 6.6%, so we won't completely dismiss the company. On the other hand, Centuria Industrial REIT reported a moderate 15% net income growth over the past five years. Considering the moderately low ROE, it is quite possible that there might be some other aspects that are positively influencing the company's earnings growth. For example, it is possible that the company's management has made some good strategic decisions, or that the company has a low payout ratio. However, this is typical for REITs as they are often required by law to distribute most of their earnings. In spite of this, the company was able to grow its earnings by a fair bit, as we saw above. Additionally, Centuria Industrial REIT has paid dividends over a period of eight years which means that the company is pretty serious about sharing its profits with shareholders. Our latest analyst data shows that the future payout ratio of the company over the next three years is expected to be approximately 96%. Accordingly, forecasts suggest that Centuria Industrial REIT's future ROE will be 6.2% which is again, similar to the current ROE. Conclusion In total, it does look like Centuria Industrial REIT has some positive aspects to its business. Namely, its high earnings growth. We do however feel that the earnings growth number could have been even higher, had the company been reinvesting more of its earnings and paid out less dividends.
